Overview

What residential work involves

Steel framing suits residential and specialist structures where earthquake resistance, speed of construction or long-term resale flexibility matter — a duplex or resort building erected in weeks rather than months, on a frame that performs predictably under seismic loading.

This category also covers the smaller specialist structures every developer eventually needs: foot-over bridges, external emergency stairs and steel lift cores added to an existing building.

What you receive

  • Site measurement and structural assessment
  • Structural design & calculation per BNBC
  • Fabrication of frame, stair and cladding elements
  • Foundation and tie-in coordination
  • Site erection and quality inspection
  • Final inspection and handover

Capabilities

What this service covers

Each of these is delivered by our own engineering, fabrication and erection teams — not passed to a separate subcontractor.

  • Duplex & triplex residences

Steel-framed homes designed for a faster build programme and strong earthquake performance relative to unreinforced masonry.

  • Resort & low-rise hospitality structures

Steel frames for resort villas and low-rise hospitality buildings, suited to sites with tight construction windows.

  • Foot-over bridges

Pedestrian steel bridge structures for factory campuses, institutions and public crossings.

  • Emergency stairs & steel lift cores

Bolted external fire-escape stairs and standalone steel lift shafts added to existing buildings without major structural disruption.

Why it matters

What this approach changes for you

  • Earthquake resistance

Steel's ductility gives it well-documented seismic performance advantages over unreinforced masonry construction.

  • Shorter build time

A bolted steel frame reaches lock-up stage in weeks, shortening the return on a residential or hospitality investment.

  • Add-on friendly

Stairs, lift cores and small bridge structures can be fitted to an existing building with minimal disruption to occupants.

How we deliver it

Four stages, from site visit to handover

  1. Stage 01

    Measurement

An engineer visits the site to record the exact measurements and constraints the design has to work with.

  2. Stage 02

    Engineering & Calculation

Structural calculation and design turned around fast, so the client has a firm design and quote to work from quickly.

  3. Stage 03

    Fabrication & Execution

Steel is fabricated to the approved drawings, then transported and bolted together on site by our own erection crew.

  4. Stage 04

    Final Inspection & Handover

The finished structure is checked against the approved drawings before it is signed over to the client.

Questions

Residential — what clients ask

Still not answered?

Send us the specifics and a named engineer will come back to you within two working days.

Ask us directly

A properly engineered and maintained steel frame has a long service life and, unlike RCC, does not depend on rebar corrosion protection within the concrete — the trade-off is that cladding and finishes need to be selected and detailed for the local climate.
